Ive split a 12m block in perth/highgate into 2 streetfront lots with ROW parking and it worked very well, with right design it doesn't have to feel narrow.

This is developer gold. A sloped frontage may give you more rights to develop compared to a square block. I have seen some instances of 15m being 17m due to slanted frontage going from single dwelling to 3 flats under a SEPP.
