The term Last Room Value (LRV), refers to the maximum revenue a hotel can expect to make from the last room it has available for sale. It is used to avoid selling the last room below a certain rate – as when market demand is high the last room may be sold at a higher rate then normal.

Last Room Value (LRV)
The maximum amount of room revenue a hotel can expect to make from the last room available for sale. The system uses LRV as a restriction control for low value rates during busy periods and opens all rates during slow times.

LRA – Last Room Availability

What is the meaning / definition of Last Room Availability ( LRA) in the hospitality industry?

About the Author: Patrick Landman

As CEO and Founder of Xotels, Patrick Landman has made it his mission to turn independent hotels and resorts into local market leaders.

What is the meaning of "booking pace"?

The speed at which bookings materialize over a period of time from the booking date to the arrival date. Booking pace is expressed as a fraction of bookings received on certain days in advance.

What is a group wash?

A system feature that provides group business data, including occupancy date, blocked rooms and expected wash, and is also the location from which users can override the system-generated group wash.

What is LRV in hotel?

The maximum amount of room revenue a hotel can expect to make from the last room available for sale. The system uses LRV as a restriction control for low value rates during busy periods and opens all rates during slow times.

What is function only business?

Function-only business restrictions or event-only business restrictions are guidelines put in place at the hotel to ensure space is available for groups within their typical booking window.

What is the meaning of "days prior to arrival"?

The number of days prior to an arrival date. Used to measure information such as a booking pace, hotel performance and forecast performance.

What is a rules based process?

A rules-based process used to create optimal revenue management segmentation from reservation data to support both the best basis for forecast and optimization and key organizational reporting and business intelligence requirements.

What is a group booking tool?

A system tool that allows users to enter details about a potential group booking, generate an analysis, and use the resulting data to select the best arrival date and rate that will provide the highest benefit to the hotel.

What is the second clause in a hotel contract?

While the first clause (LRA) is usually explicitly included in the T&C of commercial contracts between hotels and intermediaries; the second clause (ERA) is mostly implicit and taken for granted. These expressed or implicit rules are limiting our abilities as Hoteliers to give birth to a new era. The future holds no price and inventory constraints, total personalization, different prices, distinctive inventory and profit management across various channels.

Why are hotels forced to level the playing field?

Nevertheless, on the inventory side, hotels are forced to level the playing field due to the Last & Entry Room Availability rules.

How to focus on inventory management?

Focus on inventory management first, by starting to apply selective distribution per channel, to elevate the revenue management application towards a profit management approach.

What was the effect of the unlocking of price constraints on the hotels?

It was both a blessing and a curse for the Hotels, but with one ultimate truth: the unlocking of price constraints gave to the intermediated channels the freedom within the commission frame to set prices at their discretion and distribute them to any channel, anytime. This change led to price dumping and price war on the online space that brought incremental costs for all parties involved: promotions, discounts, commission cut, de-ranking and dimming. The last mentioned defensive actions that online channels activate against off-parity prices, lead to immediate volumes and revenue loss for the Hotels.

What is no strings attached distribution management?

No-Strings-Attached distribution management is the natural evolution and future of Revenue management.

Did hotels fight for rate parity?

There is another vicious circle: Hotels fought for the rate parity abolition. Rate parity was banished, but both hotels and intermediaries now claim for rate parity across channels. Reality is that nobody has any genuine intention to level the playing field on pricing.

Is the hospitality industry lagging?

The hospitality industry is lagging as AI, ML and Algo trading are already in use by the large online players. Through technology, they master their cost of acquisition from the inventory hubs and sell hotel rooms through many other resellers with a custom “price cut” that is instantly targeted on their users’ behaviors.

What is the ADR in hotel?

ADR or Average Daily Rate is one of the better known KPIs (Key Performance Indicators) of the hotel industry and this rule of thumb essentially assigns a worth of 1,000 times the ADR per room, or if you are familiar with the RevPAR (Revenue per Available Room) it also sets the value at 3.5 to 4.5 times the annual room revenues (RevPAR x # of Rooms x 3.5-4.5).

How to calculate RevPAR?

RevPAR is calculated by multiplying the ADR by the Occupancy % or by dividing the hotel’s total room revenues by the number of rooms. Both of these are hard to know before engaging in direct conversation with a prospect (if looking to buy) and thus defeat the purpose of a 60 second valuation. However, if you don’t have a ready-made database of hotel transactions and/or KPIs that includes your target (which is highly unlikely) then, fortunately, companies like Christie & Co publish free general reports with KPI’s for the industry which can serve as benchmarks.

Why are minibars disappearing?

Unfortunately, in-room minibars are disappearing as they are a constant headache for hotels and not really a guest priority. Also, it’s a pretty whacky approach to rely on. More than anything, it’s a curiosity that does have a small degree of correlation when it comes to hotel valuations. Price Per Room Sales Comparison.

How many approaches to hotel valuation?

Essentially, there are three broad approaches to Hotel Valuations:

Does RevPAR take into account CPOR?

The glaring omissions of using a RevPAR multiple to value hotels are that it does not take into account CPOR (cost per occupied room) or revenues generated outside of rooms such as restaurants, events, parking, spa, etc. But if you have more than 60 seconds then you could calculate the ARPAR (Adjusted Revenue per Average Room) which takes both costs and additional revenues into account. Moreover, if you have the time or access to these you should just go all the way and do a proper Income Capitalization Approach.

Which approach is most useful in determining if it’s better to buy or build?

2. Cost Approach: Mostly useful in determining if it’s better to buy or to build. This approach is not heavily favored because it does not consider income or economic factors, just the cost of buying an existing property vs building one.

Can you compare a hotel purchase to a previous sale?

In a simple world, you’d be able to compare the sale/purchase of the hotel in question to a previous sale with the exact same conditions. However, since we live in a complicated one, we must simplify as much as possible and when it comes to hotels, we must break it down to rooms typically.

What is the chance of not receiving the NLRA contract rate?

That needs to be compared against a 26 per cent chance that they will not receive the NLRA contracted rate.

What happens if a premium is paid for LRA?

This means that if a premium was paid for LRA and the paid rate vs. negotiated rate is compared, companies may end up spending more on the premium than they would save from that 14 per cent difference .

What is non LRA?

A non-LRA (NLRA) rate is available at the discretion of the hotel and the rate can increase as rooms are filled. LRA is considered best practice when negotiating hotel rates and most travel programs around the world have them in their contracts.

Is LRA more than NRLA?

The research, which analysed 7,300 hotel bookings across 97 countries, found at first glance, LRA rates work as intended – they are available 14 per cent more than NRLA rates. So assuming a hotel offers LRA at the same rate as NLRA during negotiations, it is worth including in the agreement.
