Well I cant really answer which state is the easiest but I can tell you that California is actually not too hard. The permit test, as long as you read the handbook, is a piece of cake. After the permit you're not even required to take some a government approved driving course and could even schedule a road test on the same day you get the permit (that's if you're over 18). The road test depends on which area you live but its really brief and as long as you're not an idiot and do what the instructor says, it shouldn't be hard.

If you have not already picked a broker pick one that offers a lot of post license training in marketing etc., preferably at no cost to you. Get down to the MLS and take advantage of any classes they offer. Not only in researching homes available, but tax records, statistics etc. Also, get out and look at homes. Visit open houses, preview homes. Learn why a home on one street is selling for $50,000 more than one 3 miles away. Get your name and face out there. Let everyone

To obtain a real estate license in Canada there is a common standard that includes required level of education as well as exams and work experience. I don’t believe there is a “fast track”, “Express route” or a “short cut” to obtaining a real estate license and everyone have to fulfill the laid out licensing requirements.

If you’re looking for an easy buck, then go ahead and get your license in a state that only requires 60 hours or so to qualify for the test. Pass the test and pay the fee to activate your license for the next four years. Find a broker who pays you the highest split no matter how little training they offer. Get out there and find out how difficult real estate can be as a career and be one of the 80% who never renew their license. Then you can blame your failure on someone else. The other option is to study and get a license where you currently live and hopefully have a network. Get with a broker who offers excellent post license training even if they take a larger percentage at first. Work hard and build your business and learn from every transaction. Build a reputation in the real estate community as an agent who works hard and is knowledgeable and be an agent that other agents want to work with. After a few years you will wake up and find yourself a seasoned and knowledgable veteran whom people admire and respect and business will come to you. The choice is yours.
